Buying a croft
Two different things get called a croft for sale. A croft tenancy is a tenancy that is assigned rather than sold outright, and the assignation needs the Crofting Commission's approval before it is legally yours. An owner-occupied croft is bought outright but stays croft land, with the duties that go with it. Which of the two a listing is matters more than the price does.
Two rules disqualify a lot of buyers from a tenancy before price comes into it, and neither is usually in the advert. A tenancy can be assigned only to one natural person — never to a company, and never jointly. And the tenant is required to live on the croft or within 32km of it, so it is not a second home you visit. Both are the Crofting Commission's to apply, and neither applies to an owner-occupied croft in the same way.
The authority on what a particular croft is, and who holds it, is the Crofting Commission and the Crofting Register kept by Registers of Scotland — not this page and not the advert.
