Who sells property in the Outer Hebrides

Three kinds of firm advertise island property, and one of them is an arrangement a buyer from outside Scotland has probably not met before.

The solicitor who is also the estate agent

In Scotland a firm of solicitors may market property as well as do the legal work, and estate agency carried out by Scottish solicitors is regulated by the Law Society of Scotland. In the Highlands and Islands this is the ordinary arrangement rather than the exception, and several of the firms advertising island houses are law firms with a property department rather than estate agencies that happen to know a solicitor.

What follows for a buyer is worth being clear about. The firm marketing a house is acting for the seller, whatever else it does. It may also be perfectly able to act for you on a different purchase, and plenty of island buyers use one of these firms, but the firm selling the house you want is not your adviser on that house. You are free to instruct any solicitor you like, and a solicitor who does island work routinely is worth more on a croft or a title with an unusual history than a general mainland conveyancer.

Firms based in the islands

These are the firms with an office in the Outer Hebrides. Five of them are solicitors as well as estate agents, and two are estate agents only. Each description below is the firm's own account of itself, which is why one says lawyers where another says solicitors.

Solicitors who do the legal work but do not sell

A buyer needs a solicitor of their own, and it does not have to be one that markets property. Three island firms do conveyancing without an estate agency side, and between them cover every island (they are named, not linked, because this page is not a directory). No resident firm on Barra was found on 4 September 2026, and Barra buyers use the Uist or Stornoway ones.

Anderson MacArthur, the solicitors behind Hebridean Estate Agency, act for buyers as well, and so do the solicitor-estate agents above on a purchase they are not selling.

Firms from off the islands

These carry Outer Hebrides property alongside a much wider book, and none of them is island-specific. How much island stock any of them holds varies month to month. Each description below is the firm's own account of itself, read on 4 September 2026.

One name that turns up on island listings is not a firm at all. The Highland Solicitors Property Centre is a property centre run by member solicitor firms across the Highlands and Islands. Where a property is advertised there, the selling firm is one of its members and the centre's page may be the only page that property has.

Auctions, and commercial premises

A smaller number of island properties are sold by auction rather than by private treaty, and those are usually plots, land, or a house being sold out of a repossession or an estate. The auction houses that have carried island lots are Braveheart Auctions, Future Property Auctions, Auction House Scotland and Prime Property Auctions. An auction lot has a closing date that is not negotiable and its own conditions of sale, which is a different exercise from noting interest and making an offer. Everything with an auction date on it is on the auctions page, with the date each is sold on.

A trading business is often sold through a business-transfer agent rather than an estate agent. ASG Commercial is the one this site tracks, and the island hotel, inn and guest-house stock they carry appears on the commercial page with the shops and premises. Long lets are a separate trade again, and the letting agents are named on the rentals page.

What this site does with all of them

This site does not sell property, arrange viewings, or take a commission from any firm named above. No firm here is ranked, rated or recommended over another; the grouping says what kind of firm each is and roughly where it is based, and nothing more. Every listing links back to the agent advertising it, because the agent is who you enquire with: to the agent's own page for the property where that page could be read, and to the agent's front page where it could not. If a firm selling island property is missing from this page, a note to the address below adds it.
